Roof Soft Washing in Port Orange: Stop Algae Damage

Port Orange is one of the fastest-growing communities in Volusia County, and with that growth comes a lot of newer homes with asphalt shingle roofs. Those roofs look great when they're new — but in Florida's climate, they don't stay that way for long without proper maintenance.

The dark streaks that appear on Port Orange roofs are caused by a specific bacteria called Gloeocapsa magma. It's airborne, it spreads from roof to roof, and it actively damages your shingles while making your home look neglected. Soft washing is the only safe, effective way to remove it.

What's Actually Happening on Your Roof

Gloeocapsa magma is a cyanobacteria that feeds on the limestone filler in asphalt shingles. The dark color you see is a UV-protective coating the bacteria produces to shield itself from sunlight — which is why the streaks get darker and more defined over time as the colony grows.

Left untreated, the bacteria:

  • Feeds on shingle material, reducing granule coverage and accelerating aging
  • Reduces roof reflectivity, increasing your cooling costs
  • Spreads to neighboring homes via wind and rain
  • Can void manufacturer warranties that require clean roof maintenance
  • Creates conditions that attract moss and lichen, which cause structural damage

The good news: soft washing kills the bacteria completely and removes the staining in a single visit.

Why Soft Washing — Not Pressure Washing

High-pressure washing damages asphalt shingles by blasting off the granules that protect the asphalt layer from UV degradation. Once granules are gone, the shingle ages rapidly. High pressure also forces water under shingles and into the roof deck.

The Asphalt Roofing Manufacturers Association (ARMA) recommends low-pressure cleaning only. Most shingle manufacturers state in their warranty documentation that high-pressure cleaning voids the warranty.

Soft washing uses low-pressure water delivery with a professional cleaning solution — sodium hypochlorite at professional concentration plus a surfactant. The solution kills the bacteria at the root, and the results last 2–4 years rather than the few months you'd get from simply rinsing.

Port Orange Roof Types We Clean

Asphalt shingles — The most common roof type in Port Orange. Soft washing is the only appropriate cleaning method.

Tile roofs — Concrete and clay tile roofs are common in newer Port Orange developments. Tile is more durable than shingles but still develops algae and mildew growth. We clean tile at low pressure with appropriate cleaning solutions.

Metal roofs — Metal roofs develop algae and oxidation over time. We use pH-neutral solutions and low pressure to clean metal without causing corrosion.

Flat roofs — Commercial and some residential properties have flat roofs. We clean flat roof membranes carefully to avoid damage.

How Long Do Results Last?

In Port Orange's climate, soft wash results typically last 2–3 years before algae regrowth becomes visible. Homes with heavy tree coverage or significant shade may see regrowth sooner.

Signs Your Port Orange Roof Needs Cleaning

  • Dark gray or black streaks on any roof surface
  • Green patches near the ridge, in valleys, or on north-facing slopes
  • The roof appears significantly darker than it did when new
  • Your neighbors' roofs have visible streaking
