What Stains South Daytona Driveways
Florida driveways face a combination of staining sources that inland northern driveways never see:
Algae and biological growth. Florida's warm, humid climate allows algae to colonize concrete surfaces within a single rainy season. The green-black discoloration that develops on driveways and sidewalks is biological growth — not dirt — and it makes surfaces dangerously slippery when wet. In shaded areas, algae can develop a thick, deeply pigmented colony that is significantly harder to remove than early-stage growth.
Irrigation rust stains. Volusia and Flagler County groundwater is naturally high in dissolved iron. Every irrigation cycle deposits iron on your driveway, and over time those deposits oxidize into the characteristic orange-brown rust staining common throughout South Daytona. Standard pressure washing does not remove rust stains — the iron oxide has bonded chemically with the concrete and requires specialized oxalic acid treatment to dissolve.
Oil and fluid drips. Vehicle oil, transmission fluid, and coolant drip onto driveways and create dark staining that standard pressure washing cannot fully remove. We pre-treat oil stains with commercial degreasers before surface cleaning for best results.
Tire marks. Rubber deposits from tires create dark marks at the entry and turning points of driveways. These respond well to hot-water pressure washing with degreasing agents.

Mold and mildew. In shaded areas and under vehicles, mold and mildew develop on concrete surfaces and create dark, fuzzy growth that is both unsightly and a slip hazard.
Our Driveway Cleaning Process
We use a commercial surface cleaner attachment — a rotating pressure washing head that delivers even, consistent cleaning across the entire surface without the streaking that a standard wand creates. The difference in results between a surface cleaner and a standard wand is dramatic: surface cleaners produce a uniform, clean surface; wands leave visible stripes.
Our process:
- Pre-treat oil stains with commercial degreaser and allow dwell time
- Pre-treat rust stains with oxalic acid solution (dwell 10–15 minutes)
- Surface clean the entire driveway with commercial surface cleaner
- Detail-clean edges, expansion joints, and transitions with a wand
- Final rinse and inspection
Paver Driveways
Paver driveways require careful pressure management — too much pressure erodes the joint sand and can dislodge pavers. We use appropriate pressure for the paver type and pre-treat biological growth with a biodegradable cleaning solution before surface cleaning. After cleaning, we assess whether joint sand needs to be replenished — if so, we can apply polymeric sand as part of the same service visit.
Sealing pavers after cleaning protects the surface, stabilizes the joint sand, and makes future cleaning easier. We can apply paver sealer as part of the same service visit or coordinate with your preferred sealing contractor.

Rust Stain Removal
Rust stains from irrigation systems are among the most common driveway problems in South Daytona. The orange-brown staining that develops near sprinkler heads and along the edges of driveways is iron oxide that has bonded with the concrete surface. Standard pressure washing spreads the stain rather than removing it.
We use oxalic acid-based rust removers that react chemically with the iron oxide, converting it to a water-soluble compound that can be rinsed away. For deep or long-standing rust stains, multiple treatments may be needed. We will give you an honest assessment before we start.
Concrete Sealing
After cleaning, sealing your driveway creates a barrier that slows future staining and biological growth. Sealed driveways stay cleaner longer, are easier to maintain, and have a more finished appearance. We apply penetrating or film-forming sealers depending on your preference and the concrete's condition.
