Bleach-Free Roof Washing: What It Really Means

The term 'bleach-free' gets thrown around a lot in the roof cleaning industry — but many companies using it are still applying sodium hypochlorite under a different name. Here's how to tell the difference and why it matters.

The 'Bleach-Free' Confusion in Roof Cleaning

Sodium hypochlorite — household bleach — has been the dominant roof cleaning chemical for decades. It's cheap, widely available, and effective at killing algae. It's also corrosive to metal gutters and flashing, harmful to landscaping, toxic to aquatic life in stormwater runoff, and a skin and respiratory irritant for anyone nearby during application.

As homeowners became more aware of these downsides, 'bleach-free' became a marketing term. The problem: many companies that claim bleach-free are still using sodium hypochlorite — they just call it 'sodium hypo,' 'pool shock,' or 'oxidizing solution.' The chemical is identical.

True bleach-free roof washing uses a fundamentally different chemistry: enzyme-based, peroxide-based, or proprietary biodegradable formulas that kill algae and bacteria without chlorine compounds. These are more expensive to produce, which is why the industry default remains bleach — and why genuine bleach-free cleaning commands a slight premium.

How to Verify a Contractor Is Truly Bleach-Free

Ask for the product name and SDS (Safety Data Sheet)

Every cleaning chemical has a Safety Data Sheet that lists active ingredients. Sodium hypochlorite will appear clearly. If a contractor can't or won't provide the SDS, that's a red flag.

Ask specifically: 'Does your formula contain sodium hypochlorite?'

A direct yes/no question is harder to dodge than 'is it bleach-free?' If the answer is yes, it contains bleach — regardless of what they call it.

Ask about runoff management

Bleach-based solutions require careful runoff management to avoid killing landscaping and contaminating stormwater. If a contractor has no runoff protocol, they're likely using bleach and hoping for the best.

Ask if the formula is biodegradable and EPA-compliant

Genuine biodegradable formulas break down naturally in the environment. Sodium hypochlorite does not meet this standard. Ask for documentation.

What's Actually in Our Formula

Our proprietary roof cleaning solution was developed specifically for Florida's coastal climate. It uses a combination of biodegradable surfactants and a non-chlorine oxidizing agent that kills Gloeocapsa magma (the algae causing black streaks), moss, lichen, and mildew at the cellular level.

The formula is pH-balanced, safe for asphalt shingles, tile, and metal roofing, and breaks down completely in the environment within 72 hours of application. It contains no sodium hypochlorite, no chlorine compounds, and no phosphates.

We pre-wet all surrounding landscaping before application and rinse thoroughly after. Our crews carry SDS documentation on every job — you can ask to see it at any time.
